Gagnier constructed four concrete tilt-up buildings for Mr. Ralph Karubain as a build-to-lease project. The 10-acre, fully landscaped site is located adjacent to the Metro-Link rail station in Rancho Cucamonga, California.

The city required the existing overhead electrical service to be relocated underground. The GTE and Edison points of connection were 1/2 mile away on Jersey Blvd which required "tunneling" under existing Southern Pacific Railroad Tracks. In addition, installation of new fire hydrants and underground water lines and removal of the existing power poles was required.

The project was designed with 28-FT clear high warehouses and ESFR rated fire sprinklers for high pile storage. Each building included, new 1,200 AMP electrical service, truck-loading docks with manual and mechanical overhead doors, drive through truck loading and unloading, automobile and truck parking, and fire access lanes.

The buildings have structural steel mezzanine decking with lightweight concrete flooring for future office expansion. Each building also includes 1,200 SF interior office space and a covered outdoor employee patio with picnic tables and benches. Masonry block walls and wrought iron fencing were also installed.
